How to calculate property tax (Grundsteuer) step by step (federal model): 1. Determine the property tax value (Grundsteuerwert): this is assessed by the tax office in the notice on the property tax value. It is based on the standard land value, the plot area, the building factor and the statistical net cold rent. You will find the value in your assessment notice. 2. Apply the tax assessment figure: for residential properties the tax assessment figure is 0.031 % (0.00031), for non-residential properties 0.034 % (0.00034). Tax base amount = property tax value x tax assessment figure. 3. Apply the municipality's assessment rate (Hebesatz): property tax = tax base amount x assessment rate (in %). You will find your municipality's assessment rate on your local authority's website. Example: a single-family house in Köln with a property tax value of 250,000 EUR. Tax assessment figure: 0.031 % = 0.00031. Tax base amount: 250,000 x 0.00031 = 77.50 EUR. Assessment rate for Köln in 2026: 515 %. Property tax: 77.50 x 5.15 = 399.13 EUR per year. Note: in Bayern the area model applies (only plot and building area), in Baden-Württemberg the land value model (only standard land value x area). Check which model applies in your federal state.
