How is the maximum allowable rent determined?

How to calculate your rental costs step by step: 1. Enter the base rent: The pure rent without additional costs as stated in the rental contract. 2. Add the operating costs: Property tax, refuse collection, water/sewage, caretaker, building insurance, stairwell cleaning and more. Average: approx. 2.50-3.50 EUR/sqm. 3. Add the heating costs: Depending on the type of energy and consumption approx. 1.00-2.00 EUR/sqm. 4. Total rent = base rent + operating costs + heating costs. 5. Calculate the price per square metre: Base rent / living space = EUR/sqm. Compare it with the local rent index. 6. Check the rent cap: In tight housing markets, when re-letting, the rent may be at most 10 % above the local comparable rent. Exceptions: new buildings and extensive modernisation. 7. Rent share of income: Recommendation: at most 30 % of net income for the total rent.
